Cunniff assisted a UK-based developer in bidding for a prominent site in Leeds City Centre. The site occupies a unique location at the end of Briggate – one of the city’s oldest streets – marking the end of Leeds Bridge and forming a gateway into the new South Bank developments of Aire Park and beyond.

Our proposed building introduces 150 Build to Rent apartments to the site, with active ground floor commercial space. The building steps up in scale, reflecting the transition from the historic context to the north through to the larger contemporary developments to the south.

Our design responds to this unique context with modern, playful architecture, utilising red brickwork and curved corners as a reference to some of the nearby buildings such as Leeds Bridge House. The southernmost edge of the scheme opens up to new green space set around Yinka Shonibare’s sculpture ‘Hibiscus Rising’.
